Appraisal Process

 

Pre-Appraisal Planning Meeting

                 Held at your location (or via phone and email) to discuss your unique situation.  We will assess and articulate your needs to determine the appraisal function (intended use) and purpose (objective, for example, fair market value).  Once this has been determined we can discuss fees, assignment estimates, timeline and on-site appointment.  You will be provided a pre-appraisal checklist to make preparing for the appraisal easier and to minimize the time required on-site.

 

On-Site Inspection

                 The appraiser conducts an inspection of the item(s) to be appraised noting condition, labels, marks, materials and characteristics.  Measurements and photographs are taken to document the item’s existence and to aid in research.  Digital photographs are included in the appraisal document.

 

Research/Report Preparation

                 Each item is researched to determine the correct markets and recent, comparable and actualized values.  Research time includes the time taken to identify marks, verify dates, locate comparable sales data, investigate retail markets and consult experts, if necessary.

A legal, type-written report is compiled including a cover document explaining the type of value being sought and how the appraisal is to be used, the methodology and resources relied upon, the date and location of the inspection, the effective date of the value, detailed descriptions, statements regarding markets and research, photographs, item related references, a statement that the appraiser has no financial interest in the property, and the appraiser’s signature.

The report meets USPAP (Uniform Standards of Professional Appraisal Practice) and ISA (International Society of Appraisers) Report Writing Standards.  Federal forms, where necessary, adhering to federal standards are prepared for inclusion (required IRS Forms/Values associated with Tax Regulation 20-2031; Federal Estate Tax issues and IRS Form 8283 non-cash charitable contributions).

 

Report Delivery

                 The completed signed report is either delivered and reviewed in person, or mailed to you and all parties specified during the planning phase.
